Crawl space plumbing problems are usually invisible until they're severe. By the time water shows up in a living area above, the leak has often been running for weeks. Older Alpharetta neighborhoods — Crabapple, Old Alpharetta, Old Milton, parts of Brookwood — have crawl space foundations where regular inspection is the only way to catch leaks early.

What we see in Alpharetta crawl spaces

Supply line leaks. Pinhole copper leaks at fittings, PEX fittings that have shifted, polybutylene that has failed. Often diagnosed by water bill anomaly or by direct observation during seasonal inspections.

Drain line leaks and breaks. Cast iron drain pipes with corroded fittings, ABS pipe that has separated at a joint, settled pipe runs that have lost proper slope. Symptoms include sewage smell in the crawl space or a damp area on the dirt floor.

Frozen pipes. Crawl space pipes are exposed to outside air through foundation vents. In a hard freeze (below 25°F overnight) without insulation, exposed pipes can freeze. The pipe may burst on freeze; more often it bursts on thaw when the ice plug shifts and pressure suddenly resumes.

Crawl space flooding. Standing water in the crawl space — sometimes from a plumbing leak, sometimes from groundwater intrusion through foundation vents or vapor barrier gaps. Plumbing leaks need to be repaired; groundwater issues are a moisture management scope (often involving sump pump installation and French drain work — see sump pump service).

Vapor barrier penetrations. Plumbing penetrations through a crawl space vapor barrier need to be sealed to maintain moisture control. We coordinate with encapsulation contractors on this where applicable.

Working in crawl spaces — what's different

Crawl space work isn't faster or simpler than above-floor plumbing — it's usually slower because of access. A repair that takes 30 minutes in a basement might take 90 minutes in a tight crawl space because of getting to the work, getting tools to the work, and working in a confined position.

What we bring: low-profile equipment, portable lighting, suitable PPE for the space (mask, gloves, kneepads), tool bags sized for moving through small openings. Most repairs use the same materials and techniques as above-floor work; the access changes the time.

Crawl spaces with vapor barriers and active encapsulation are easier to work in than open dirt-floor crawl spaces — drier, cleaner, better organized. Crawl spaces with active moisture, standing water, or visible mold may require remediation before we can safely work.

Coordinating with encapsulation, French drain, and HVAC

Crawl space work often involves multiple trades. Order of operations matters:

Encapsulation projects. If you're encapsulating the crawl space (vapor barrier, insulation, dehumidification), our work happens before encapsulation closes the access points. New supply or drain lines, repairs to existing lines, sump pump install — all done first. Then encapsulation seals around the established plumbing penetrations.

French drain projects. If French drain installation is part of moisture management, our work coordinates with the drain trade. Sometimes the French drain discharge ties to a sump pump we install; sometimes it discharges by gravity to daylight.

HVAC ducts. Crawl space HVAC ductwork and plumbing share the same overhead space. Conflicts where pipes and ducts compete for the same path are common; we plan around existing ducts and avoid creating heat-loss problems by penetrating insulation incorrectly.

For full crawl space refurbishments, we recommend treating the work as a coordinated project rather than separate trade calls. Each trade has dependencies on the others and sequencing them well saves cost and avoids rework.

Frozen pipe season and crawl space prep

Alpharetta sees a few hard freeze events most winters — overnight temperatures below 25°F for periods long enough to freeze water in exposed pipes. The vulnerable locations are crawl space supply lines that run near foundation vents, hose bib supply lines that exit through exterior walls, and supply lines in unheated garages.

Before the first hard freeze of the season:

For freeze events forecast below 20°F for multiple hours, also let a slow drip run on the coldest-exposed fixture overnight. Moving water doesn't freeze as readily as static water.

See our frozen pipe prep guide for the full pre-freeze checklist.

Frequently asked

How do I check for crawl space leaks if I can't access the space?

If you have a crawl space access hatch but don't want to enter it yourself, we offer crawl space inspections. We document what we see (often with photo records) so you have a baseline without having to enter the space.

My pipes are frozen. What should I do?

Don't try to thaw with a torch or open flame — that's how house fires start. Use a hair dryer or space heater (electric, not gas-fired) directed at the frozen section. Open the fixture downstream so water can flow when the ice releases. If a pipe has burst (rare, but possible during freeze), close the main shutoff immediately and call us.

Should I encapsulate my crawl space?

It depends. Encapsulation manages moisture and reduces pest entry, both significant benefits for older Alpharetta homes. But it's a substantial project and the financial return varies. If you're considering it, we can advise on the plumbing coordination side; for the moisture management decision itself, talk to an encapsulation contractor.

Why is there water on my crawl space floor?

Three possible sources: plumbing leak (our scope), groundwater intrusion through foundation vents or vapor barrier (moisture management scope), or HVAC condensate (HVAC trade). Sometimes the source isn't obvious without inspection — we identify which trade owns the fix.

How do I keep mice out of my crawl space?

Pest control trade question, not a plumbing one. But where we see mice we often see them entering through plumbing or HVAC penetrations that weren't sealed properly. Sealing penetrations as part of any plumbing work helps.
